Buzz of activity Or crickets? You decide.

Once upon a time, there was an old saying in real estate.  "Location, Location, Location..." was a often heard moniker of what sells a house.   Those were the good old days, when you could buy a house one week, and sell it the next, while turning a profit.  Today's market is very different.  A combination of factors have to be in a sellers favor in order to move their home from For Sale to SOLD.

Location is still a key factor.  All things equal, a house sitting beside the interstate will never compete with one in great neighborhood.  Sadly, this is something you can't change.   Of course, that interstate in your backyard could also mean you are "just minutes from everything!"  Or "easy access for commuters".

Staging is important too.  A home that has been decluttered and presented properly will always sell faster than the same house looking like a pig sty.  No one really cares if you actually live that way, just make them think you do.

Nothing however will affect the time a home sits on the market  more than pricing.  Price it too high, and the showings you had hoped for will be like your winning lottery ticket.  Nonexistent.  That Open House you thought may bring multiple offers, will instead be a ghost town.   Overpricing won't get you more for you house...it may actually leave you less in your pocket than if you had priced it properly in the first place.
